Ukraine combines world-class agricultural resources with an emerging farmland market, creating attractive opportunities for rental income and long-term capital appreciation.
Ukraine has Europe’s largest farmland area and holds 74% of its black soil reserves. Since 2021, farmland prices have risen consistently — from ~€500/ha to ~€2,500/ha in 2026.
Despite this fivefold increase, Ukrainian farmland remains significantly undervalued, compared with ~€10,000/ha+ in Europe.
Our team has been active in Ukrainian agricultural land investment since the market opened in 2021.
We provide bespoke land management services for high-net-worth clients ZemliaUA and have launched Ukraine’s first land investment fund Gruntovno for retail investors.
We are now seeking institutional partners and investment professionals to establish a farmland fund for professional investors.
Since 2021, we have provided bespoke end-to-end land asset management services, building agricultural land portfolios tailored to our clients’ individual investment goals.
Starting in the Zhytomyr region, we have expanded our operations across 9 regions. The scale and aggregated value of our assets under management provide strong liquidity and negotiating power in lease transactions.

In 2023, we founded Gruntovno — Ukraine’s first farmland investment fund for retail investors.
With a minimum investment of UAH 1,000 (~€20), each investment certificate is backed by ~60m² of farmland plus financial assets.
The Fund targets ~20% annual return from land lease income and land value appreciation. In 2024-25, Gruntovno achieved its target return and distributed dividends to investors.
Investment is open to non-residents.

Ukraine Moves Closer to EU Farmland Market Liberalisation
On 7 October 2026, the European Commission confirmed further progress in Ukraine’s EU accession process (refer to "Preparing for a wider Union" by EU Commission). A key area of alignment is Cluster 2: Internal Market, which includes Chapter 4 — Free Movement of Capital.
Importantly for agricultural land investors, the European Commission explicitly states:
"Ukraine must address the restrictions which remain embedded in the national legislation on the acquisition of agricultural land by EU nationals" (refer to EU Commission Report, Chapter 4).
This is an important step towards opening Ukraine’s farmland market to European investors. Broader market access is expected to drive demand and support further growth in farmland values towards European levels.
